Booking Requirements

All reservations must be made using this Link

Each room can be reserved for up to 4 hours per session.

A booking confirmation will be sent via email. Please keep it handy for access.

Cancellation Policy

Cancellations must be made at least 4 hours before the scheduled time to avoid penalties.

If you don’t occupy the space within 30 minutes of the start time, your booking will be canceled, and the space may be reallocated.

Usage Guidelines

Please vacate the space promptly at the end of your session and adhere to the posted capacity limits for everyone’s safety and comfort. Keep noise levels reasonable to avoid disrupting others, and while light snacks and beverages are allowed, kindly ensure you clean up after yourself.​

Cleanliness and Maintenance

Leave it as you found it. Please maintain cleanliness by returning the space to its original condition, including cleaning up spills, resetting furniture, and removing trash. Additionally, report any damages or maintenance issues to management immediately.

A cleaning fee of £100 may be charged if the area is not left clean. Repeated offenses may result in booking suspension, which will be reviewed on a case-by-case basis.​

Code of Conduct

Respect for others is essential; harassment, aggressive behavior, or rule violations will not be tolerated. Children under 16 must be supervised by an adult at all times. Smoking, illegal substances, and unsafe activities are strictly prohibited.​

Communal Space Usage Policy

In addition to your tenancy agreement, please follow the policy below. By booking, you agree to our terms and conditions.

1. Booking Requirements

  • Advance Reservation: All reservations must be made through the link you can find on the residents page on our website.
  • Booking Method: Reservations must be made exclusively through the link on the residents page. www.diff-rent.com/residents.
  • Usage Duration: The social room and cinema can be reserved for up to 4 hours per session.
  • Confirmation: A booking confirmation will be provided through the Arthur App and must be presented if needed to access the space.

2. Cancellation Policy

  • Advance Cancellation: Cancellations must be made at least 4 hours before the scheduled time. Late cancellations may incur a penalty.
  • No-Show: If the space is not occupied within 30 minutes of the reserved start time, the booking will be cancelled, and the space may be reallocated.
  • No-Show Penalty: If a resident fails to use the space (as indicated by no access card swipe within the allotted time):
    • First Occurrence: A warning will be issued.
    • Second Occurrence: If a second no-show occurs within 7 days of the first, the resident will be suspended from booking any communal areas for 30 days.

3. Usage Guidelines

  • Adherence to Booking Times: Users must strictly adhere to their reserved time slots and vacate the space promptly for the next reservation.
  • Capacity Compliance: Ensure compliance with the posted capacity limits for each area to maintain safety and comfort.
  • Noise Control: Maintain reasonable noise levels. Loud music, shouting or any disruptive behaviour is prohibited.
  • Food and Drinks: Light snacks and non-alcoholic beverages are allowed. Users are responsible for immediate cleanup of any spills or messes.

4. Cleanliness and Maintenance

  • Maintain Cleanliness: Residents must ensure the space is returned to its original condition. This includes:
    • Cleaning up any spills or messes.
    • Returning furniture to its original position.
    • Removing all personal items and trash.
  • Report Issues: Any damages or maintenance issues must be reported to building management immediately. Users may be held accountable for damages caused during their reservation.
  • Cleaning Charge: If the area is not left clean, as determined by a post-use inspection by management:
    • A cleaning fee of £100 will be charged to the resident’s account.
    • Repeated offenses (more than two within six months) may result in an additional booking suspension for 7 days.
  • Personal Items: All personal belongings must be removed at the end of the booking. Management is not responsible for lost or stolen items.

5. Code of Conduct

  • Respect for Others: Users must respect the rights and enjoyment of others. Harassment, aggressive behaviour, or disregard for the rules will not be tolerated.
  • Zero Tolerance for Antisocial Behaviour: Any form of antisocial behaviour, including but not limited to verbal abuse, intimidation, or disruptive actions, will result in immediate penalties.
  • Supervision of Minors: Children under 16 must be always supervised by an adult.
  • Prohibited Actions: Smoking, use of illegal substances, and any activities that compromise the safety and well-being of others are strictly forbidden.

6. Penalties for Non-Compliance

  • First Offense: A warning will be issued for the first violation.
  • Second Offense: A 30-day suspension of booking privileges.
  • Third Offense: Permanent revocation of booking privileges.
